A 1990s lighting system, back under owner control
The original dealer was gone, and 157 lighting loads had been effectively unprogrammable for fifteen years. We recovered the system through its serial protocol without replacing the hardware. It now runs from the Headland console every day.

Lighting, solar and battery, water, cameras, climate, and vehicles are visible in one owned interface. The public demo uses sample data; the systems and integrations behind it run on a real Marin home.
Water, measured from tank to house
A remote estate with unmonitored storage tanks is getting flow, pressure, tank level, valve control, and a resilient network to carry every reading home. The system is being documented and built now.
Presence sensing and the AI layer are in development, and this page will say so until they ship.

Know what is true. See live status, trends, alerts, and a record of what changed. If something cannot be verified, the system says "unknown," never "fine."
Control
Act from one place. Switches, scenes, schedules, setpoints, and approved shutoffs are available on site or away. Life-safety systems remain isolated or read-only by design.
Automate
Let the routine happen without giving up authority. You set the rules, every action is logged, and any non-safety change can be reversed.

Three steps, in order. Each one is complete and useful on its own, every one of them is yours to keep, and stopping anywhere is fine.
Document
We scan the property with LiDAR and build three-dimensional maps of the rooms and the systems. Every part and piece cataloged, photographed, and pinned to its place, with a working diagram of how each system connects, how it functions, and what depends on what.
Integrate
We draw up an integration plan and implement it. Systems that can be integrated get integrated; systems that can't get upgraded. Then we add what's missing: water tank monitoring, energy metering, and the apps you already have (Ring, your solar inverter, Lutron lighting) brought into one place.
Automate
Leak detected? Close the valve and alert the caretaker. Tank low? Protect the pump. Rain coming? Pause irrigation. Grid down? Confirm the backup took over. The property handles its own routine, and you set the rules.
Once the physical systems are reliable, an optional operations layer can take on the paperwork too: the property's own email, invoices matched to work, records that keep themselves. Money never moves on its own.

The console puts live readings, controls, alerts, and records in one interface on your phone, tablet, or computer. It is built on your hardware and your accounts, and ownership is written into the contract.

- Your hardware. Your accounts. The computer, domain, logins, and data belong to you. Nothing essential is held inside a Headland-only platform.
- Local operation. Core monitoring and control continue at the property even when the internet is down.
- Complete handoff. You receive the device library, system diagrams, configuration, and access. Another capable engineer can understand and continue the work.
- Optional care. Keep Headland involved for monitoring, updates, and support, or cancel. The system continues working either way.
