No two properties run on the same systems, so we do not sell from a rate card. The walkthrough is free, the scope and price arrive in writing, and no work begins until you have approved both.

The written scope
A written scope and price for the work: what gets documented, what gets integrated, what gets added, and exactly what it costs. Work that depends on the property (old lighting, buried pipe, panel access, gates, pumps) is scoped here, not discovered later.
Approval, then work
Nothing begins until you approve the scope. The quote is yours to keep either way, and the documentation stage is credited in full toward the build if you continue.

Document
A field survey and working systems record for the property, useful before any integration begins. Available on its own, and credited in full toward a build.

Integrate
The local console, setup, and the connections the property supports. Typical integrations include:
- Climate and indoor conditions
- Water monitoring and leak alerts
- Cameras and garage status
- Solar, battery, and vehicle status
- Lighting (including legacy Lutron rescue), irrigation, and pool systems when a supported interface is available
- Electrical and energy monitoring, locks and access, security state
Hardware installation, electrical work, plumbing, custom protocol bridges, and system replacements are itemized in the same written scope.

Automate
Automation begins only after the underlying readings and controls are dependable.

Keep a person in the loop.
Headland can stay on to monitor system health, manage updates and backups, and answer when something needs attention. Care is quoted with the build, and you can cancel anytime; the system continues working because it belongs to you.
